Visual inspection • Technical assessment • Detailed investigation

Inspection of buildings, apartments and structures.

The scope is adapted to the required result — from a visual pre-purchase property inspection to a formal technical report or a detailed investigation involving opening-up of structures.

Inspection scope

What can be inspected and documented

The scope depends on the property, the issue and the required document. The inspection records conditions visible and accessible at the time; concealed elements may require opening-up or another specialist.

Pre-purchase inspection

Assessment of the visible technical condition, defects and potential repair risks of an apartment, house or investment property before purchase.

Damaged property inspection

Photographic documentation and description of visible damage after a storm, leak, flooding, fire or another incident, including an initial reinstatement scope.

Cracks, moisture and deformation

Recording visible cracks, moisture, signs of mould, deformation and damage to finishes or structures, with an initial assessment of significance.

Structures and building services

Inspection of visually accessible foundations, walls, floors, roof, façade and building services according to the agreed scope.

Repair risks and priorities

Structuring identified defects, urgent actions, further investigations and points relevant to price negotiations or repair planning.

Inspection record, report and BIS

Depending on the assignment, I prepare an inspection record or technical report. Submission to BIS is included where applicable to the specific case.

When an inspection is useful

Situations where timely documentation matters

01

Before buying property

Technical condition, defects and likely repair risks before the transaction.

02

When property is damaged

Recording damaged and affected areas before repairs begin.

03

Cracks or deformation

Documenting visible signs and identifying necessary further investigation.

04

In a dispute

Independent recording of the actual condition and visible damage.

05

Before repair planning

Identifying defects, priorities and an initial reinstatement scope.

For the client

What you receive after the inspection

  • Photo record of material findings
  • Written list of visible defects, risks and required actions
  • Conclusions and priorities for repair or further investigation
  • An inspection record or technical report where included in the agreed scope

Inspection limitations

Conclusions are based on information accessible at the time.

A visual inspection or technical assessment without opening-up cannot identify every concealed defect. Where reasoned conclusions require opening-up of structures, foundation test pits, laboratory testing or calculations, a separate detailed technical investigation is offered.

  • Inspection of visible and accessible areas
  • Items that could not be verified are identified separately
  • Opening-up is carried out only with the owner's approval

Service types and prices

Independent inspection for the client's decision

I do not carry out construction or sell materials. The purpose of the inspection is to document the actual condition, separate observed facts from assumptions and clearly identify what could not be verified. This matters both before a property purchase and in damage or insurance cases.
